Ground leases run 30-99 years and SAFE is the only REIT focused on ground leases. SAFE is positioned well for outsized growth in the coming years. Their rent collection was 100%. In Q2, it generated 39% EPS growth and raised its dividend by 4%. It's very undervalued. Given its' very long leases, SAFE acts more like a 100-year bond than a REIT. (Analysts’ price target is $62.60)
