The economy in their areas is a little strained. It is under pressure still. High payout ratio and it is also doing development. Yield should be safe but it is not an area of growth.

Dividend is very safe, great balance sheet. Because of exposure to the north it is not a takeout target. The upside is the fact that they are doing interesting developments. Lots of energy exposure provides more stability for them.

Seniors living. We have an aging population. They are getting older, but want to continue to enjoy their life. This gives them a wonderful place to live. Beautiful properties and cash flow. He is seeing a lot of activity involving US players coming into Canada. Stock came off recently and he has been adding to it.

Very low debt: 23% of market cap. They sold a bunch of Mexican assets. Tons of cash. Last transaction was in the Netherlands. They can expand without coming to market. Debt rates they get in Europe come with a 2% handle. The spread is fantastic, but it is not recognized in the stock price.
