This week, we present three defensive stocks to consider. This is meat-and-potatoes stuff, no spec tech here, no high-PE growth names, nothing fancy. Just steady returns, reliable dividends and modest growth. (DG-N)<\/a><\/li><li class='ez-toc-page-1 ez-toc-heading-level-3'><a class=\"ez-toc-link ez-toc-heading-3\" href=\"https:\/\/stockchase.com\/discover\/3-defensive-stocks-to-find-stability-with-your-money\/#Canadian_Apartment_Properties_CARUN-T\" >Canadian Apartment Properties\u00a0(CAR.UN-T)<\/a><\/li><\/ul><\/nav><\/div>\n<h3><span class=\"ez-toc-section\" id=\"Boardwalk_REIT_BEIUN-T\"><\/span><a href=\"https:\/\/stockchase.com\/company\/view\/1842\/BEIUN-T\">Boardwalk REIT (BEI.UN-T)<\/a><span class=\"ez-toc-section-end\"><\/span><\/h3>\n<p>This REIT operates more than half of its 33,000 residential family units (apartments) in Edmonton and Calgary, which are certainly benefiting from the current oil boom. Also, Alberta does not have rent control. Of course, oil is an unpredictable commodity, but Alberta was already expected to recover this year from the drubbing its economy took when oil prices plunged to single digits. Indeed, things are bouncing back as the economy reopens in the west.<\/p>\n<p><a href=\"https:\/\/stockchase.com\/company\/view\/1842\/BEIUN-T\">BEI.UN<\/a> stocks sport\u00a0only a 4.1x PE (<a href=\"https:\/\/stockchase.com\/company\/view\/1497\/KMPUN-T\">Killam Apartment REIT<\/a> trades at 5.9x), yet pay a 2.58% dividend, admittedly not the highest. (Killam pays 4.19%.) Also, daily volumes average only 145,000, so it&#8217;s not the most liquid asset out there. However, Boardwalk margins are attractive and comparable to its peers. Its profit margin is nearly 103% and ROI is 8.21%, which is in-line with the sector. Circling back to the oil boom, Boardwalk has been enjoying that tailwind. Current weakness in the TSX correction represents a buying opportunity. The street offers three buys and three holds, but a price target 51% higher than current levels at $63.59.<\/p>\n<p><img decoding=\"async\" class=\"alignnone size-medium wp-image-158057\" src=\"https:\/\/stockchase.com\/discover\/wp-content\/uploads\/2020\/03\/DG-N-1-760x254.jpg\" alt=\"DG-N stock chart\" width=\"860\" \/><\/p>\n<h3><span class=\"ez-toc-section\" id=\"Dollar_General_Corp_DG-N\"><\/span><a href=\"https:\/\/stockchase.com\/company\/view\/3661\/DG-N\">Dollar General Corp. (DG-N)<\/a><span class=\"ez-toc-section-end\"><\/span><\/h3>\n<p>This is one of America&#8217;s dollar chains, which altogether are thriving as inflation continues to burn hot. As the Nasdaq has sank over 30% so far in 2022, <a href=\"https:\/\/stockchase.com\/company\/view\/3661\/DG-N\">DG<\/a> <img alt=\"DG-N stock price chart\" decoding=\"async\" src=\"https:\/\/data.wealthica.com\/api\/securities\/DG-N\/chart?labels=tru\" width=\"125\" align=\"right\" \/>stocks have held its own, declining only 2%. In the past month, DG stocks have surged nearly 15% as the Nasdaq has slipped over 6%.<\/p>\n<p>DG stocks project same-store stales to rise 3-3.5% in 2022, net sales to increase 10-10.5%, and EPS to advance from 12% to 14%. All this as the chain opens another 1,110 stores this year. At the start of 2017, DG boasted 13,601 locations and started this year with 18,356. Compound annual growth rate (CAGR) between 2016 and 2021 was a healthy 9.2%. Its metrics beat its competitor, <a href=\"https:\/\/stockchase.com\/company\/view\/3903\/DLTR-Q\">Dollar Tree<\/a> whose CAGR in 2015-2021, for instance, was 4.9%. DG pays a 0.95% dividend and trades at 23.66x PE.<\/p>\n<p><a href=\"https:\/\/stockchase.com\/company\/view\/835\/MS-N\">Morgan Stanley<\/a> recently upgraded DG from equal-weight to overweight. There are nine buys and two holds on this name, though the price target is only 8.23% higher at $249.80.<\/p>\n<p><img decoding=\"async\" class=\"alignnone size-medium wp-image-174888\" src=\"https:\/\/stockchase.com\/discover\/wp-content\/uploads\/2020\/06\/CAR.UN-T-1-760x254.jpg\" alt=\"CAR.UN-T stock chart\" width=\"860\" \/><\/p>\n<h3><span class=\"ez-toc-section\" id=\"Canadian_Apartment_Properties_CARUN-T\"><\/span><a href=\"https:\/\/stockchase.com\/company\/view\/212\/CARUN-T\">Canadian Apartment Properties\u00a0<span class=\"text-gray\">(CAR.UN-T)<\/span><\/a><span class=\"ez-toc-section-end\"><\/span><\/h3>\n<p>I reiterate a buy on this renown REIT, especially after shares have slid $15 this year to below $44 to 52-week lows, while the dividend has climbed from well below 3% to 3.35%. <a href=\"https:\/\/stockchase.com\/company\/view\/212\/CARUN-T\">CAP REIT<\/a> <img alt=\"CAR.UN-T stock price chart\" decoding=\"async\" src=\"https:\/\/data.wealthica.com\/api\/securities\/CAR.UN-T\/chart?labels=tru\" width=\"125\" align=\"right\" \/> owns 57,000 units particularly prime real estate in Ontario and to a lesser extent, Quebec. It&#8217;s the largest multi-residential REIT on the TSX. CAP REIT&#8217;s occupancy rate was 98.6% as stated in the company&#8217;s 2021 annual report. The PE is now an attractive 5.75x, though admittedly higher than other residential REITs like Boardwalk, as noted above.<\/p>\n<p>Occupancy should hold despite the rough economy. Urban areas where CAP REIT operates are welcoming back students and immigrants who traditionally rent apartments. The company plans to expand in key markets Toronto, Montreal and Vancouver. A caveat is that a slowdown in real estate prices may limit growth and the stock price.
