That means bond investors need to find yield in proxies like REITs, which typically pay over 4% dividends. Meanwhile, low rates make homes more affordable for consumers, thus driving the real estate market.<\/p>\n<p>Now, those who remember the Great Recession will recall nothing great about it, but cling to a fear of another real estate crash. That&#8217;s reasonable. While anything is possible in the world of investing, the consensus does not see a crash on the horizon. So, if you want to invest in real estate, here are a few choices:<\/p>\n<h3><span class=\"ez-toc-section\" id=\"What_Canadian_REIT_has_Walmart_as_a_tenant\"><\/span>What Canadian REIT has Walmart as a tenant?<span class=\"ez-toc-section-end\"><\/span><\/h3>\n<p><img decoding=\"async\" class=\"alignnone size-medium wp-image-116112\" src=\"https:\/\/stockchase.com\/discover\/wp-content\/uploads\/2019\/10\/smart-centres-1-760x254.jpg\" alt=\"smart centres\" width=\"825\" \/><\/p>\n<p><a href=\"https:\/\/stockchase.com\/SRU.UN-T\">Smart REIT<\/a><\/p>\n<p>A Canadian REIT anchored by main tenant, <a href=\"https:\/\/stockchase.com\/WMT-N\">Walmart<\/a>, <a href=\"https:\/\/stockchase.com\/SRU.UN-T\">SRU.UN<\/a> pays a smart 5.57% dividend yield and is up nearly 6% for the year. Though <a href=\"https:\/\/stockchase.com\/WMT-N\">Walmart<\/a>&#8216;s upcoming renewal slightly worries <a href=\"https:\/\/stockchase.com\/expert\/view\/1426\/Joshua-Varghese\">Joshua Varghese<\/a>, he believes Smart should resist a downturn and reward you if you compound this holding.<\/p>\n<p><a href=\"https:\/\/stockchase.com\/expert\/view\/1324\/James-Telfser\">James Telfser<\/a> likes its approach of turning properties into multi-purpose units&#8211;storage, condos and commercial use.<\/p>\n<p><a href=\"https:\/\/stockchase.com\/expert\/view\/1313\/Greg-Newman\">Greg Newman<\/a> decries the &#8220;death of retail&#8221; talk and sees only a sunny future for REITs like this, projecting 6.5% AFFO growth for Smart next year.<\/p>\n<p><a href=\"https:\/\/stockchase.com\/expert\/view\/1415\/Jamie-Murray\">Jamie Murray<\/a> likes Smart, but is less sanguine about the <a href=\"https:\/\/stockchase.com\/AMZN-Q\">Amazon<\/a> Effect, predicting more online retailer which will pressure retail rents.<\/p>\n<h3><span class=\"ez-toc-section\" id=\"Toronto_Business_Office_Focussed_REITs\"><\/span>Toronto Business Office Focussed REITs<span class=\"ez-toc-section-end\"><\/span><\/h3>\n<p><img decoding=\"async\" class=\"alignnone size-medium wp-image-116113\" src=\"https:\/\/stockchase.com\/discover\/wp-content\/uploads\/2019\/10\/dream-office-1-760x254.jpg\" alt=\"dream office\" width=\"825\" \/><\/p>\n<p><a href=\"https:\/\/stockchase.com\/D.UN-T\">Dream Office REIT<\/a><\/p>\n<p><img decoding=\"async\" class=\"alignnone size-medium wp-image-116114\" src=\"https:\/\/stockchase.com\/discover\/wp-content\/uploads\/2019\/10\/allied-1-760x254.png\" alt=\"allied\" width=\"825\" \/><\/p>\n<p><a href=\"https:\/\/stockchase.com\/AP.UN-T\">Allied Properties REIT<\/a><\/p>\n<p>Both REITs hold mostly downtown Toronto, a place where demand for business office will continue to mushroom, predicts <a href=\"https:\/\/stockchase.com\/expert\/view\/1282\/Barry-Schwartz\">Barry Schwartz<\/a>. Both REITs have been on a tear since June 25, with <a href=\"https:\/\/stockchase.com\/D.UN-T\">Dream Office<\/a> leaping from $23.64 to the current $29.50.<\/p>\n<p><a href=\"https:\/\/stockchase.com\/expert\/view\/1178\/Hap-Robert-Sneddon-FCSI\">Hap Sneddon<\/a> wants to see it consolidate for a while before stepping in. <a href=\"https:\/\/stockchase.com\/expert\/view\/1426\/Joshua-Varghese\">Joshua Varghese<\/a> notes that the CEO is buying up shares, which is always a good sign, but <a href=\"https:\/\/stockchase.com\/expert\/view\/1434\/Michelle-Wearing\">Michelle Wearing<\/a> recalls that Allied cut its dividend a few years ago, so she doesn&#8217;t see a dividend increase for a while about its current 3.36%.<\/p>\n<p><a href=\"https:\/\/stockchase.com\/AP.UN-T\">Allied REIT<\/a>s has also enjoyed a great run since late-June, so much so that <a href=\"https:\/\/stockchase.com\/expert\/view\/1282\/Barry-Schwartz\">Schwartz<\/a> is wary that Allied has gotten expensive. <a href=\"https:\/\/stockchase.com\/AP.UN-T\">Allied Properties<\/a> has shot up from $43.37 since June 25 to the current $53.<\/p>\n<p>It&#8217;s performing so well that analyst <a href=\"https:\/\/stockchase.com\/expert\/view\/1266\/Keith-Richards\">Keith Richards<\/a> is considering taking some profits. <a href=\"https:\/\/stockchase.com\/expert\/view\/1426\/Joshua-Varghese\">Varghese<\/a> suggests buying it on a pullback. Allied pays a decent 2.98% dividend yield, though that&#8217;s relatively low compared to other REITs.<\/p>\n<h3><span class=\"ez-toc-section\" id=\"US_Industrial_Space_REIT\"><\/span>U.S. Industrial Space REIT<span class=\"ez-toc-section-end\"><\/span><\/h3>\n<p><img decoding=\"async\" class=\"alignnone size-medium wp-image-116115\" src=\"https:\/\/stockchase.com\/discover\/wp-content\/uploads\/2019\/10\/WPT-1-760x254.jpg\" alt=\"WPT\" width=\"825\" \/><\/p>\n<p><a href=\"https:\/\/stockchase.com\/WIR.UN-T\">WPT Industrial REIT<\/a><\/p>\n<p>For those who want to invest in the U.S. industrial space, <a href=\"https:\/\/stockchase.com\/WIR.UN-T\">WPT Industrial REIT<\/a> is it&#8230;or is it? The street is divided on this name, though <a href=\"https:\/\/stockchase.com\/WIR.UN-T\">WPT<\/a>&#8216;s defenders are passionate. <a href=\"https:\/\/stockchase.com\/WIR.UN-T\">WPT<\/a> owns industrial warehouse in the America, occupied by the likes of\u00a0 UPS, <a href=\"https:\/\/stockchase.com\/FDX-N\">FedEx<\/a> and <a href=\"https:\/\/stockchase.com\/GIS-N\">General Mills<\/a>.<\/p>\n<p>Because of this, <a href=\"https:\/\/stockchase.com\/expert\/view\/1410\/Bryden-Teich\">Bryden Teich<\/a> believes this is a good way to get exposure to the still-thriving American economy and e-commerce. They&#8217;re in the industrial sweet spot, developing properties in Chicago and Milwaukee.<\/p>\n<p><a href=\"https:\/\/stockchase.com\/expert\/view\/1326\/Ryan-Bushell\">Ryan Bushell<\/a> likes their joint venture with the Canadian pension fund as well as their 5.5% dividend. However, <a href=\"https:\/\/stockchase.com\/expert\/view\/1426\/Joshua-Varghese\">Joshua Varghese<\/a> would like them to stop raising equity to buy more assets and adds that <a href=\"https:\/\/stockchase.com\/WIR.UN-T\">WPT<\/a> has been rangebound this year, currently trading on the lower end of that range.<\/p>\n<p><a href=\"https:\/\/stockchase.com\/expert\/view\/1434\/Michelle-Wearing\">Michelle Wearing<\/a> sees better opportunities in larger industrial REITs. For <a href=\"https:\/\/stockchase.com\/WIR.UN-T\">WPT<\/a> to grow, it needs to acquire. Consensus feels that the 5.5% dividend is safe for now.<\/p>\n<h3><span class=\"ez-toc-section\" id=\"Most_Popular_Canadian_REIT\"><\/span>Most Popular Canadian REIT<span class=\"ez-toc-section-end\"><\/span><\/h3>\n<p><img decoding=\"async\" class=\"alignnone size-medium wp-image-116125\" src=\"https:\/\/stockchase.com\/discover\/wp-content\/uploads\/2019\/10\/CAR.UN-1-760x254.jpg\" alt=\"CAR.UN\" width=\"825\" \/><\/p>\n<p><a href=\"https:\/\/stockchase.com\/CAR.UN-T\">Canadian Apartment Properties REIT<\/a><\/p>\n<p>One of the most popular Canadian REITs, <a href=\"https:\/\/stockchase.com\/CAR.UN-T\">CAP<\/a> has been on a tear this year, up 23% so far. It&#8217;s been lifted by a housing shortage and ongoing worries over the Canadian real estate market. <a href=\"https:\/\/stockchase.com\/CAR.UN-T\">CAP<\/a> mostly holds apartments in Ontario and no one doubts that the Toronto market is on fire with rents ever rising. Also, there are few apartment REITs around. The problem is, is <a href=\"https:\/\/stockchase.com\/CAR.UN-T\">CAP<\/a> now too expensive? Is there any upside left?<\/p>\n<p><a href=\"https:\/\/stockchase.com\/expert\/view\/1313\/Greg-Newman\">Greg Newman<\/a> suggests looking elsewhere.
