This owns industrial warehouses and distribution centres, which they rent out to companies. In 2008, the stock fell down to $1-$2 per share, so it is very much a cyclical play. Wouldn’t buy any of the industrial REITs, but would prefer looking at an apartment REIT such as Apartment Investment & Management (AIV-N), which will give you the same kind of returns, with a lot less risk.

He thinks one of the biggest beneficiaries of the US economic recovery is going to be industrial real estate. One of the biggest beneficiaries of the large e-commerce push is going to be industrial real estate as well. Their global footprint is very important. This still screens as very attractive.

Benefiting that, there has been very little in the way of new supply of industrial real estate in the US. As well, they operate in some of the core coastal markets as well as the core markets where there are transportation hubs and delivery hubs. They are seeing occupancy and rental increases. The most important thing going forward is that they have right sized the business from a balance sheet and payout ratio as well. Dividend yield of 3.24%.

International distribution business. Got way overstretched and had to retract in a huge way. Looks like they have formed a base and will be survivors. Chart looks very good. If the economy doesn't come back and the softness is protracted, they are very vulnerable.
